- Design-build agreement. Executed before the drawings go to permit, so scope and price are settled on paper.
- Permit documentation. The design drawings are expanded into the set that goes to the city for approval.
- Customizations and material selections. Exterior, main living, flooring, cabinetry, lighting and plumbing fixtures, worked through in sequence rather than all at once.

- Exterior construction. Foundation, framing, roof, windows and exterior doors, HVAC, pavers and exterior paint, with a project manager over every stage.
- Interior finishes. Flooring, tile, cabinetry, countertops, built-ins, lighting, stairs and plumbing fixtures.
- Quality assurance and delivery. Inspections at each stage, and a full walkthrough before handover to confirm every detail meets what was agreed.
