Ask for references you can actually call. Not testimonials on a website: names and numbers of families who have lived in the finished home for a year or more. Reluctance here is the clearest warning sign in the industry, and it is worth treating as one.
Check licensing and insurance yourself. Both are verifiable through state records rather than taken on trust. In Florida that takes a few minutes online.
Separate years in business from years in your market. A builder can have three decades in the industry and two years in your county. Local experience is what determines whether they know the soil, the flood maps, the inspectors and the permitting timelines where you are building.
Get what is included in writing, line by line. Every builder draws the line between base price and allowance in a different place. Without that breakdown you cannot compare two proposals, and you cannot size a mortgage against a number that is going to move.
What Kind of Warranty Comes With the Home?
This is the question that reveals the most and gets asked the least. A luxury home is likely the largest purchase a family will make, and the warranty defines what happens in the first years of ownership: what is covered, for how long, who answers the phone, and how quickly someone actually appears.
Ask which suppliers are behind the important materials as well. Windows, lumber and fixtures carry their own manufacturer warranties, and a builder who can name their suppliers without checking is telling you something about how the house gets built.

One thing I've observed is that buyers often spend weeks comparing finishes, appliances, flooring, and square footage. Ironically, those are some of the easiest parts of the decision. The more important qualities are much harder to measure during an initial meeting:

- Judgment
- Communication
- Planning
- Integrity
- Problem-solving
- Transparency
- Leadership
Those qualities rarely appear on a specification sheet. Yet they're often what determine whether your building experience feels exciting—or exhausting.

If I could offer one piece of advice to anyone considering a luxury home, it would be this:
Spend as much time understanding yourselves as you spend evaluating builders.
Talk about the life you hope this home creates. Write down your priorities. Discuss your non-negotiables. Think beyond today's needs and imagine how your family wants to live five, ten, or even twenty years from now.
When you have a clear picture of your own "true north," something interesting happens. Choosing a builder becomes much less about comparing features and much more about finding a partner whose philosophy, process, and values align with your own.
